Hotel Policy

Smart Technology Policy: 

  • kodō hotel uses smart technology to enhance our guests’ experience and provide efficient, personalized service. 
  • Digital check-in and room access are facilitated through our website, with a digital key sent directly to your device. 
  • Rooms do not have landline telephones; please use personal smart devices for communication. 
  • Upon booking, you agree to receive a check-in link, digital room key, reservation information, and promotional offers via text from kodō hotel. Text “HELP” for assistance or “STOP” to opt-out. 

 

Check-In & Check-Out: 

  • Check-In: 4:00 PM. Early check-in available from 1:00 PM for a $60 fee. 
  • Check-Out: 11:00 AM. Late check-out available until 2:00 PM for a $60 fee.

Self Check-In: 

  • kodō hotel is a self check-in property. Our 24-hour front desk is available via text or phone at (213) 262-9640. 
  • 48 hours prior to arrival you will receive a required online check-in link via text to complete. 
  • Government ID and matching credit card are required for online check-in. 
  • Early check-in, late check out and parking are available for purchase. 
  • Room access is granted via a QR code sent to your smartphone via text at check-in time. 
  • For same-day reservations made after 4 PM, immediate online check-in is mandatory. 

 

Self Check-Out: 

  • To check out, scan the QR Code located on your room door or text us at (213) 262-9640 with your room number and “Checking Out.” 

 

Payment and Cancellation Policies:  

24-Hour Free Cancellation: 

  • kodō hotel offers a 24-hour free cancellation period after booking confirmation, applicable only to reservations made at least 72 hours before check-in. Reservations made within 72 hours of arrival are subject to standard cancellation terms. Please review these terms during booking. 

 

Flexible Rate – Fully Refundable: 

  • First night + tax charged upon booking.
  • Balance charged 48 hours before check-in.
  • Cancel up to 48 hours before check-in for a full refund of the deposit. Cancellations made after this deadline will result in forfeiture of the full reservation amount.
  • Date changes are allowed up to 48 hours prior to arrival, subject to availability.

Direct Booking Offer 15% Off (Non-Refundable): 

  • First night + tax charged upon booking. 
  • Balance charged after 24 hours. 
  • Payments are non-refundable, and date changes are not allowed. 

No-Show Policy: 

  • If a guest does not arrive and there is no communication by 11 AM the day after the scheduled arrival date, the reservation will be canceled, marked as a no-show, and no refund will be issued. 

 

Last-Minute Bookings: 

  • Reservations made within 48 hours of check-in are charged in full upon booking and are non-refundable. 

 

Cancellation Requests: 

  • Must be made in writing, stating the reservation number, via email to info@kodohotel.com. All cancellations will be confirmed via email. 
     

Taxes: 

  • A 14% California Occupancy Tax is applied to the room rate. 
     

Room Rate Includes: 

  • Complimentary mini bar 
  • Premium bottled water upon arrival  
  • Cafe Welcome Drink upon arrival 
  • Morning beverages & pastries, daily   
  • Housekeeping room refresh, daily  
  • High-speed WiFi  
  • Bluetooth Speaker 
  • Luxury linens and bath amenities  

 

Security Deposit: 

  • A $250 security deposit is required during online check-in and is released upon satisfactory room inspection at check-out.  
  • Charges may apply for damages, excessive cleaning, or policy violations, including:  
  • Noise complaints impacting other guests 
  • Any room damages or property defacement 
  • Smoking within the room or any non-designated area 
  • Damage or excessive cleaning required due to pets 
  • Exceeding the stated room occupancy limit 
  • Conduct deemed disrespectful or disruptive to staff or guests 
  • Items damaged or missing from the room inventory 
  • Unauthorized late check out  
  • Unauthorized commercial filming or photography 
  • Violations of house rules or policies 

 

Age & Room Occupancy: 

  • Guests must be at least 21+ years old to book a room and check in. 
  • All rooms are designed to accommodate up to 2 adult guests. 
  • We do not provide cots or additional beds. 

 

Parking: 

  • On-site parking is available for $50 per night. 
  • Reserve your parking spot through the check-in link sent 48 hours before your arrival. 
  • Park in any available space 
  • Unauthorized vehicles are subject to towing 

 Hotel parking is behind the building; from the front entrance, turn right down the alley just past the entrance and before 7th Street. Parking entrance is through the second gate on the right-hand side. kodō hotel signs are posted. Park in any available space. Proceed to the front entrance to access the hotel. If arriving via Uber or Lyft, use the front entrance at 710 S Santa Fe Avenue. 

Food Delivery: 

  • Guests are welcome to order food from delivery services during their stay.
  • For security reasons, delivery drivers are not authorized to bring food directly to guest rooms.
  • Guests are required to meet the delivery driver in the lobby to collect their order.

 

Housekeeping Service: 

  • Housekeeping room refresh is offered daily. 
  • Place the Do Not Disturb sign on your door to decline housekeeping. 
  • For additional housekeeping requests, scan the in-room QR code or text (213) 262-9640. 

 

Pet Policy: 

  • We welcome one ADA-compliant service animal per room. 
  • Pets should not be left unattended and should be leashed when outside the room. 
  • Damage caused by pets or service animals is subject to the $250 security deposit. 
     

Package Handling: 

  • Packages should be addressed to the reservation holder and specified room number within the reservation dates. 
  • Consider alternative local pickup options for security. 

 

 Smoking Policy: 

  • Smoking is not permitted in rooms or common areas. 
  • A $250 cleaning fee applies if smoking occurs inside rooms or in common areas. 

 

Filming & Photography: 

  • Professional filming or photography requires prior approval from hotel management. 

 

Guest Responsibility: 

  • Guests are financially responsible for any damages caused by negligence. 
  • Please respect our property and other guests during your stay.
